Terms & Conditions of Stay

1. Overview
Welcome to Willow Cove Lakehouse. By booking and staying at the property, you agree to the following Terms & Conditions. These terms are designed to ensure a safe, enjoyable experience for all guests while protecting the property.
This property is owned and operated by Pine of Fairport LLC.
2. Booking & Payment
Full payment is required at the time of booking to confirm your reservation.
Reservations are not considered confirmed until payment is successfully received.
3. Cancellation Policy
Full refund if canceled 14 days or more prior to check-in.
50% refund if canceled 7–13 days prior to check-in.
No refund if canceled less than 7 days before check-in.
No-shows are non-refundable.
4. Check-In & Check-Out
Check-in: 4:00 PM
Check-out: 11:00 AM
Early check-in or late check-out may be available upon request but is not guaranteed.
5. Occupancy Limits
Maximum occupancy is 10 guests at any time.
Only registered guests are permitted to stay overnight.
Exceeding occupancy limits may result in immediate termination of the stay without refund.
6. Parties & Events
Parties, events, and large gatherings are strictly prohibited.
Any violation may result in immediate eviction without refund.
7. Pets
Pets are allowed.
Guests are responsible for cleaning up after pets and ensuring they do not cause damage or disturbance.
Any damage or excessive cleaning required due to pets may result in additional charges.
8. Smoking Policy
Smoking is strictly prohibited inside the property.
Evidence of smoking indoors may result in additional cleaning or damage charges.
9. Property Care & Damages
Guests agree to treat the property with care and respect.
Any damage to the property, furnishings, or amenities must be reported promptly.
Guests may be charged for repairs, replacements, or excessive cleaning required as a result of their stay.
10. Quiet Enjoyment
Guests agree to respect neighbors and maintain reasonable noise levels, especially during evening and nighttime hours.
11. Liability & Use of Property
Guests assume all responsibility for their safety and the safety of their party during their stay.
Use of the property and any amenities (including outdoor areas and lake access, if applicable) is at your own risk.
Pine of Fairport LLC is not liable for accidents, injuries, loss of personal belongings, or damages occurring during your stay.
12. Right to Terminate Stay
Pine of Fairport LLC reserves the right to terminate a stay without refund if guests violate these Terms & Conditions, including but not limited to:
Exceeding occupancy limits
Hosting unauthorized events
Causing damage or disturbance
13. Governing Law
These Terms & Conditions are governed by the laws of the State of New York.
14. Agreement
By completing your booking, you acknowledge that you have read, understood, and agree to these Terms & Conditions.
